시화공단과 반월공단은 시흥시와 안산시계에 위치하고 있으며, 서로 연접하고 있으므로, 임대 및 매매시세는 동일합니다.
시화공단은 (시흥시 정왕동 + 안산시 단원구 성곡동 일부)로 구성되어 있으며,
반월공단은 (안산시 단원구 성곡동 일부 + 목내동 + 원시동 + 초지동 일부 + 원곡동 일부)로 구성되어 있습니다.
현재 시화반월공단의 임대 및 매매시세에 대한 정보를 전해드립니다.
아래의 예시는 여러가지 경우의 수(도로접근성, 건령, 건물구조, 건물면적등)가 많은 관계로 절대적이지 않으니, 대략적이나마 참고하시면 됩니다.

- 임대면적 50평(165㎡) 전후의 경우 항상 희소성이 높아, 평균임대시세보다 약간 높게 형성
- 통공장 (자가단독형)의 경우 희소성과 단독필지 사용이라는 측면에서 평균임대시세보다 약간 높게 형성
- 10톤 호이스트이상 설치된 공장의 경우 평균임대시세보다 약간 높게 형성
1) 1층의 경우 (호이스트 없는 경우) : 평당 2만 5천원 ~ 2만 7천원
2) 1층의 경우 (호이스트 있는 경우) : 평당 3만원 ~ 3만 2천원
3) 2층의 경우 (리프트 유무와 무관) : 평당 1만 5천원 전후
2. 시화공단 및 반월공단 매매시세 (공장과 창고 동일)
- 이면도로 혹은 대로변 접근상황 및 건물상태에 따라 차등적용
- 대지면적이 적을수록 매매금액이 상향됨
1) 나대지의 경우 (대지면적 기준 약 500평(1650㎡) 미만은 분할이 불가함으로 500평(1650㎡) 이상)
: 평당 700만원 ~ 800만원
2) 건물이 있는 경우 (대지면적 500평이상의 경우) : 평당 800만원 ~ 1,000만원
3) 건물이 있는 경우 (대지면적 350평이하의 경우) : 평당 950만원 ~ 1,150만원
3. 지식산업센터 (아파트형공장) 임대 및 매매시세 (2층 이상의 경우)
- 지식산업센터의 경우 통상적으로 분양평수 대비 전용평수(실면적)은 약 55% 수준임.
- 기존 지식산업센터 및 최근 분양중인 지식산업센터간의 임대 및 매매금액의 현격한 차이가 존재함.
1) 임대의 경우 : 분양면적대비 평당 1만 8천원 전후
2) 매매의 경우 : 분양면적대비 평당 350만원 ~ 550만원
